Everything you need to know for a seamless and memorable waterfront stay.

🔑 Check-In & Check-Out

• Check-In Time: 4:00 PM
• Check-Out Time: 10:00 AM
• Keyless Access: Your custom door code will be activated at 4:00 PM on arrival day and deactivated at 10:00 AM on departure day.

📋 House Rules & Policies

• Primary Guest Age: Primary renter must be at least 25 years old and present during the entire stay.
• Occupancy: Maximum occupancy is 10 guests, including adults and children. No unapproved daytime or overnight visitors.
• Quiet Hours: 10:00 PM – 8:00 AM. Please respect our residential waterfront neighbors.
• No Smoking / Parties: Strictly no smoking anywhere on the property. No parties or events.
• Parking: Parking is permitted only in designated areas. Do not block neighboring properties, sidewalks, mailboxes, or the street.
• Doors & Pest Prevention: Please keep exterior doors closed to prevent insects and wildlife from entering the home.

🏊 Pool, Waterfront & Kayak Safety

• Pool Safety: No diving, running, horseplay, or glass in the pool or patio area. Children must be actively supervised by a responsible adult at all times.
• Pool Heating: When pool heat is included with your reservation, please do not adjust the pool equipment or controls. Pool temperature may be affected by outdoor weather conditions.
• Waterfront & Dock: The dock, seawall, and canal may be wet or slippery. Use these areas carefully and at your own risk. Children must remain under direct adult supervision.
• Kayaks: Kayak use is limited to guests age 18 or older. A properly fitted life jacket must be worn at all times. The primary renter is responsible for ensuring compliance.
• Canal Safety: Do not swim or dive in the canal. Be aware of tides, boat traffic, changing weather, and Florida wildlife. Never feed or approach wildlife.

🗑️ Garbage & Recycling

Please place tied household garbage bags in the designated garbage cart located on the side of the home. Place clean, empty recyclables loose in the recycling cart.

• Garbage Collection: Tuesday and Friday
• Recycling Collection: Friday
• Set-Out Time: Carts may be rolled to the curb the evening before collection or no later than 6:00 AM on collection morning.
• Recycling: Do not place plastic bags or bagged recyclables in the recycling cart.

Our local team normally handles moving the carts to and from the curb, so guests are not required to do so. The schedule is provided for your convenience.

🌡️ Air Conditioning

• Keep exterior doors and windows closed while the air conditioning is operating.
• Please do not set the thermostat below 72°F, as excessively low settings can cause the system to freeze.

🌴 Florida Weather & Wildlife

• Afternoon storms can develop quickly. Exit the pool, dock, and canal immediately when thunder or lightning is present.
• Close umbrellas and secure outdoor items when not in use.
• Never feed or approach alligators, snakes, birds, or other wildlife.
• Keep exterior doors closed and food properly stored to minimize insects.

🧹 Departure Checklist

• Load and start the dishwasher with any remaining dishes.
• Place used towels in the designated laundry area; please leave bed linens on the beds.
• Place all tied household garbage bags in the designated outdoor garbage cart.
• Ensure all exterior doors, windows, and pool-access gates are locked.
• Set the thermostat to 75°F.
• Turn off lights, televisions, and small appliances.

🚨 Emergencies

• For fire, police, or medical emergencies, call 911.
• For urgent property issues such as an active water leak, loss of air conditioning, electrical problems, or an inability to secure the home, reply immediately to your booking text-message thread.
